Tcmrentals was established due to continual requests by Strata lot owners.
Responding to owners requests, we have established a one stop shop where both strata and property management is dealt with under the one roof, with the managing staff trained in both property and strata management.
We were often comforting owners through frustrating times when their property manager was not aware of body corporate legislation or did not understand the separate roles of "Strata Manager" vs "Property Manager". Often owners were left at a stand still with no assistance from their property manager, and paying for items which were in fact a body corporate expense or claimable on the building policy, held by the body corporate.
The reluctance of many Property Mangers in working "with" the strata manager to resolve property matters, caused unnecessary delays and further frustration to owners/investors.
The new concept of the one stop shop provides, a bodies corporate and investors alike with more control over the tenancies in their scheme. This includes such matters as tenants being supplied with an up to date copy of the by laws, tenant suitability to the scheme, and open communication and co-operation between the Property Manager and Strata Manager. This flow of communication allows for consistent and timely service to all clients and tenants.
The additional service also ensures that the common property is inspected more frequently (at least 3 times per year) which means common area maintenance is documented and reported to the committee in a timely strata friendly fashion. It has been proven that removing the middle man, ensures matters are dealt with promptly and swiftly.
The feedback we have received from clients is that its a WIN WIN situation for both the lot owner and the Body Corporate.
